What types of home inspections can you request?

Purchasing a home is exciting, but there is always the concern that there may be problems with the house.

Most people guard against unexpected problems with a home inspection that is completed after your offer is accepted but before closing. This home inspection is usually general and there are other specialized inspections available.

Should you request additional inspections?

Each additional inspection costs money, and most sellers will not be open to covering the extra cost. The seller also has the right to refuse them entirely and back out of the deal. Therefore it makes to only request additional inspections if the initial inspector suggests them or if you feel that a specific aspect of the home needs a closer look.

Pest inspection

A pest inspection can check the home for termites, carpenter ants and dry rot that can impact the stability of the frame of the home. They can also check for signs of rodents, reptiles, and spiders. If you wish, the inspection can include the yard and outbuildings.

Chimney and fireplace inspection

From missing flue liners to broken bricks, a lot can go wrong with fireplaces and chimneys. Due to the inherent dangers of these features, it is almost always a good idea to have them thoroughly examined.

Electrical inspection

In addition to determining if the system is up to code, an electrician can help you determine the expense of replacing parts, which elements of the system are at the greatest risk and if there are any fire hazards present.

HVAC inspection

Repairing or replacing an HVAC system is costly. Consulting with an HVAC specialist will help you determine if the system is at risk of breaking down in the near future as well as if it is functioning efficiently.

Lead-based paint and asbestos inspection

While both of these items have long been banned, old homes may still contain them. If the home was built before 1980, it is a good idea to have it inspected for both products.

Foundation inspection

Foundation problems are serious and expensive to fix and often hidden or obscure. An expert inspection now could prevent a difficult scenario later.

Roof inspection

If the seller can document roof replacement or the home is newer, you probably do not need a specialized inspection. For older roofs, look for someone who specializes in inspections only.

Plumbing inspection

From broken water heaters to low water pressure and collapsed septic tanks, a lot that can go wrong with your plumbing. Some issues, such as replacing the septic system, can cost tens of thousands of dollars. A detailed inspection is advisable for older homes.
